Terms of use
Last updated 6 October 2026
These terms apply to everyone who uses StateSide (stateside.online), which is run by TM Properties (“we”, “us”). Please read them before you enquire about a villa or list one. By using the site, you agree to them. Contact us at info@stateside.online.

Part 1: For everyone
- What StateSide is. StateSide is a listing site where owners advertise holiday villas in and around Orlando, Florida, and guests contact them directly. We are not a travel agent, booking agent or property manager. We don’t own, manage or inspect the villas, and we are not part of any booking.
- Age. You must be 18 or over to send an enquiry or create an account.
- Using the site properly. Don’t use StateSide to send spam, mislead or defraud anyone, copy listings or photos, collect other people’s details, or interfere with how the site works. We may block anyone who does.
- Information on the site. Listings, photos, prices, availability and offers are provided by owners. Resort details, maps, distances and guide prices are for general guidance only and can change. We work to keep things accurate but can’t guarantee it, so check anything important with the owner before you book.
- Our content. The StateSide name, logo and site design belong to us. Listing content belongs to the owners who provided it. Don’t copy either without permission.
- Other websites. Links to other sites, such as an owner’s booking or payment page, are provided for convenience. We aren’t responsible for those sites.
- No connection with the theme parks. StateSide is independent and is not connected with, or endorsed by, Walt Disney World, Universal Orlando Resort, SeaWorld Orlando or any other attraction we mention. Their names belong to their owners.
Part 2: For guests
- Your booking is with the owner. When you enquire, we pass your details to the owner (see our privacy policy). Any booking you make is a contract between you and the owner only, on the owner’s terms. The owner is responsible for the villa, your stay, prices, deposits, cancellations and refunds.
- We don’t take your money. StateSide never takes payment for stays and never asks you to pay us for a booking. If anyone asks you to pay StateSide for a villa, don’t pay, and tell us.
- Guide prices. Prices and totals shown on the site are guides, before Florida sales and tourist taxes and any other charges the owner makes. The owner confirms the final price.
- Booking safely. We check every listing before it goes live, but we can’t guarantee any owner or villa. Before you pay, get the owner’s confirmation in writing and follow our booking safely advice. Paying by card or PayPal usually gives you more protection than a bank transfer.
- Problems with a stay. Raise them with the owner first. If you think a listing is fake or misleading, please tell us at info@stateside.online so we can investigate.
Reviews
- Only guests invited after a stay can write a review. Reviews must be honest, about your own stay, and not paid for or offered anything in return.
- We check reviews before publishing. We don’t remove honest reviews because they’re negative, but we may remove reviews that are abusive, include personal details, are fake or aren’t about a stay.
- Owners may invite only genuine past guests and must not write, buy or swap reviews, or offer anything for a good one. Breaking this can get a listing removed.
- Owners can post one public reply to each review. Replies must be polite and must not include guests’ personal details.
Part 3: For villa owners
- Your account. Keep your login details safe, and keep your contact details up to date so guests and we can reach you. You’re responsible for everything done through your account.
- Your right to list. You must own the villa, or be authorised by the owner to rent it out and advertise it, and you must follow your resort’s or homeowners’ association’s rules on short-term rentals.
- Laws, licences, taxes and insurance. You are solely responsible for complying with all laws that apply to renting your villa, including holding any Florida vacation rental licence, collecting and paying Florida sales tax and county tourist development tax, and meeting safety requirements. You should have suitable insurance. StateSide doesn’t collect or pay taxes for you.
- Accurate listings. Your listing, prices, availability and offers must be accurate, honest and kept up to date. Don’t add hidden charges. Honour the prices and offers you publish for the dates they cover, unless you’ve made clear they’re subject to confirmation.
- Photos and content. Only upload photos and text you own or have permission to use. You keep ownership of your content, but you give us permission to show it on StateSide and to use it to promote StateSide (for example, in social media posts or emails about your villa) while your listing is with us.
- Dealing with guests. Reply to enquiries promptly and honestly. Use guests’ details only to deal with their enquiry and booking, and handle them in line with data protection law. Don’t ask guests to pay StateSide, and don’t use StateSide to send marketing they haven’t agreed to.
- Checks. We review every listing before it goes live and may ask for proof that it’s genuine. We can refuse a listing, ask you to change it, or take it down at any time if we believe it’s inaccurate, unsafe, unlawful, breaks these terms or could harm guests or StateSide.
- Listing fee. Listing a villa costs $60 a year per villa, paid in US dollars through Stripe once we’ve approved it. Each payment covers one year and doesn’t renew automatically; we’ll remind you before it ends. Founding owners: the first 20 owners whose villas we approve list free until 30 November 2029, with no payment details needed. This covers every villa that owner lists. Places are given in the order villas are approved. To keep a founding place, your listing must stay accurate, your calendar kept up to date, and you must reply to guest enquiries; if not, we may end the free period after warning you by email.
- Homepage features. You can pay to feature a live listing on the homepage and at the top of search results, at the price shown when you buy (currently $25 for 3 days). Featured villas are shown in a rotating order alongside others, and we don’t guarantee any number of views or enquiries.
- Refunds.
- If you pay and your listing isn’t approved, you get a full refund.
- If we take your listing down for reasons that aren’t your fault, you get a refund for the unused months.
- Otherwise, listing fees aren’t refundable once your listing is live, and features aren’t refundable once they’ve started.
- If we take your listing down because you’ve broken these terms, no refund is due.
- None of this affects any rights you have by law.
- Price changes. We may change our fees. Changes won’t affect a period you’ve already paid for, and we’ll give you at least 30 days’ notice by email before your next payment.
- Owner chat and passed-on enquiries. Owner chat is for owners in the same area to help each other. Be courteous, don’t post guests’ personal details, don’t advertise other booking sites, and don’t agree prices or rates with other owners. We may remove messages and suspend chat access if these rules are broken. If a neighbour passes you an enquiry, the guest agreed to it; treat it like any other enquiry and use the guest’s details only to reply about their stay.
- Booking confirmations. You can confirm bookings with guests using StateSide’s booking form. The booking, its price, payment and cancellation terms are agreed between you and the guest only; StateSide provides the form and keeps a record but isn’t a party to it and doesn’t take payment. Make sure the details you send are accurate and that you honour what you agree.
- Referring other owners. If an owner joins through your referral link and we approve their listing, you both receive the free months and features shown on My listings at the time. Rewards are for genuine new owners only: referring yourself, a second account or a villa you already list doesn’t count, and rewards are limited to 10 referrals a year. Free features can only be used while you have a live listing and a homepage spot is free. We may change or end the referral scheme, but won’t take back rewards already given unless they were obtained unfairly.
- Leaving. You can remove your listing or ask us to close your account at any time by emailing info@stateside.online.
- Your responsibility to us. If we face a claim, fine or cost because of your villa, your listing or how you dealt with a guest, you agree to cover our reasonable losses.
Part 4: Liability and legal
- Our responsibility. We provide StateSide with reasonable care and skill. We aren’t responsible for the villas, the owners or guests, bookings, payments between them, or anything that happens during a stay. We aren’t liable for losses that weren’t foreseeable, for business losses, or for problems caused by events outside our control.
- Limit. For owners, our total liability to you is limited to the fees you’ve paid us in the 12 months before the claim. Nothing in these terms limits liability for death or personal injury caused by our negligence, for fraud, or for anything else the law doesn’t allow us to limit, and nothing affects your legal rights as a consumer.
- The site being available. We aim to keep StateSide running but can’t promise it will always be available or error-free. We may change or suspend features.
- Changes to these terms. We may update these terms. We’ll show the date at the top, and tell owners by email about any significant change at least 30 days before it applies to them.
- Law and courts. These terms are governed by the law of England and Wales, and the courts of England and Wales can deal with any dispute. If you live in Scotland or Northern Ireland, you can also bring proceedings there.
